An established and family-run property management company is seeking an experienced Property Manager to oversee a multitude of historic properties in Chester and London. The Property Manager will have qualifications in relation to the role preferably from RICS, have previous experience as a Property Manager managing buildings (ideally historic/listed buildings), is a member of a registered body, and have good teamwork, people management and customer service skills.

Key Responsibilities:
- Ensure that all properties/tenants/tenancy documentation is appropriately entered and maintained
- Undertake regular inspections
- Liaise with third party letting agents to agree any pre-tenancy works/market rents/agree lettings
- Progress lettings through to completion by liaising with all relevant parties
- Handle all property issues raised by Landlords or Tenants
- Effectively manage reactive and preventative maintenance works
- Approve and enter all the invoices for each property
- Handle any deposit deductions and reinstatement works required
- Appoint and assist third party surveyor in any commercial dilapidations’ claims
- Ensure compliance across portfolio for all aspects of health and safety
- Instruct all compliance inspections/certificates and any required remedial works
- Ensure compliance for all aspects of health and safety
- Enter compliance dates and load all compliance documentation to management system
- Effectively manage insurance renewals and claims
- Liaise with Accounts Managers regarding any arrears and financial matters
- Have excellent knowledge and experience for service charge budget setting and assisting service charge accountants with year-end accounts
- Serve relevant notices on tenants on behalf of landlords as required and in line with current legislation.
- Produce regular management reports and conferring with clients and tenants regularly
- Ensure that you work in line with the Company's best practice guidelines and professional standards
- Carry out all other functions that the Company may from time-to-time request
Knowledge, skills and qualifications required:
- Minimum 5 years of experience in property management, with at least 2 years in a leadership role.
- Expertise in all aspects of block management, including service charge issuance, s20 procedures, and major works programs
- Strong knowledge of property management and regulatory compliance
- Well-developed communication skills both written and verbal to provide good customer service
- Excellent leadership and team management skills
- Hardworking and ambitious individual, self-motivated with the ability to work independently
- Strong interpersonal and communication skills
- Attention to detail and accuracy, with strong problem-solving skills and a methodical, consistent, and efficient approach to your work with excellent time management skills
- Excellent organisational skills
- Ability to identify priorities/duties
- Good administration skills and is able to ensure smooth running of the department
- Have excellent knowledge of the ARMA practice standards, RICS Service Charge Management Code
Desirable:
- Previous experience with historic properties, especially Listed Buildings
- Qualifications in AIRPM or AssocRICS
- Experience in Serviced Accommodation
Salary: £30,000 - £40,000 DOE
